Eastern Consolidated Brokers Sale of Rockland County Apartment Complex
NEW YORK, NY – March 26, 2018 – Eastern Consolidated has brokered the sale of two Rockland County apartment buildings on behalf of the original developer’s family who controlled the complex for over 45 years.
The properties located at 16 and 18 Waldron Avenue in Nyack consist of 2, two-story plus lower level garden-style apartment buildings containing 29 one, two, and three-bedroom apartments and 52 outdoor parking spaces. The sale price for the complex was not disclosed but was over the initial asking price due to the significant interest in the property from several potential buyers.
Exclusive brokers Benjamin Tapper, Senior Director and Principal, and Ronda Rogovin, Senior Director and Principal, represented the long-time ownership, and Adelaide Polsinelli, Senior Managing Director and Principal along with Rogovin procured the buyer, a private investor. Gary Meese, Senior Director, Financial Services, was the analyst for the offering.
Totaling +/-27,866 square feet, the well-maintained rental buildings offer strong in-place income and potential future upside. The complex is located approximately four minutes from the Tappan Zee Bridge and Palisades Mall, and features easy access to many neighborhood employment centers including Nyack Hospital and Nyack College.
The sellers were represented by Douglas Panero of Rabin Panero & Herrick, the purchaser by Eric Berliner of Berliner & Pilson.
