Representing Purchasers and Sellers including foreign investors, he has worked on a wide variety of property types including: office buildings, multifamily properties, development sites, retail properties, and 1031 “like-kind exchange” transactions.
Mr. Carillo was principally responsible for one of the most significant portfolio transactions ever closed by Eastern Consolidated: the $225,000,000 East Harlem Portfolio which closed in 2007. The transaction involved 48 buildings containing over 1,141 residential units and 58 commercial spaces. Mr. Carillo achieved a benchmark price for this portfolio and at the same time accommodated the purchaser – a UK Institutional Investor – first entering the New York real estate market arena. This mega-deal was the single largest transaction closed by Eastern Consolidated until 2007, and still stands among the firm’s biggest real estate deals.
Over the last two quarters (4Q2010 and 1Q2011) Mr. Carillo was able to negotiate successfully over $54,000,000 worth of transactions. This includes the sale of 401 West 56th Street for $38,000,000 which was done in 45 days from start to finish. This transaction represented a 5% CAP return for the Purchaser with long-term upside potential and a great return for the Seller (Stonehenge Properties) after a 15 year tenure.
