As Chief Economist, Barbara Byrne Denham heads the research operations at Eastern Consolidated. She writes the firm’s quarterly newsletters: The MetroGrid Report: Focus on NYC Submarkets which profiles the property market in a specific New York City neighborhood, and Manhattan Economic Indicators which summarizes the status of New York City’s economy with detailed analyses of the City’s employment, Manhattan commercial property sales volume, and office leasing statistics.
In addition, Ms. Denham writes Real Estate Forefront: Emerging Developments in the NYC Marketplace, a widely referenced quarterly series of white papers on the local economy and real estate market. Her most recent white papers included an analysis of the office sales market comparing sales prices to office rents. A previous report included a comprehensive review of all the newly built New York City hotels over the last decade. She also did a study showing the impact of New York City public elementary school test scores on multifamily sales prices by zip code.
Ms. Denham also writes the monthly NYC Employment Alert that summarizes the local employment statistics on the day that the data is released, as well as the quarterly Commercial Sales Market Report that summarizes the transaction volume of the previous quarter. Her analysis is regularly cited by Crain’s, The New York Times and The Wall Street Journal.
Prior to joining Eastern, Ms. Denham worked at Jones Lang LaSalle where she created and wrote The Manhattan Monthly Update, a report that covered the current state of the real estate market as well as The New York STAT, a monthly newsletter on the New York City economy which was frequently cited in The New York Times and Crain’s. She previously served as an economist and the director of research at Colliers ABR, Inc. as well as at the New York City Economic Development Corporation.
Ms. Denham is a member of New York Commercial Real Estate Women (NYCREW) and is a member of the New York City Office of Management and Budget’s Economic Forecasting Advisory Committee. A graduate of the University of Notre Dame, Ms. Denham holds a degree in Finance and is a Ph.D. candidate in Economics from New York University (NYU).
