1-11 Waterview Lane, is located on the East side of Route 22 below the Diverting Reservoir. The site is a 4-lot residential subdivision on Waterview Lane, the estate area of Brewster, less than 1 mile north of the Westchester-Putnam border and less than 5 minutes from the Metro North commuter train in Croton Falls, NY. This parcel is sited on a wooded hill bordered by Route 22 on the west and Allview Avenue on the east with seasonal reservoir views. Tree stock consists of hardwoods with the possibility to log the land to reduce the cost of clearing the building sites. The subdivision has received BOHA approval from the Town of Southeast Planning and Building Departments for 4 large lots designed to accommodate luxury homes. Most homes in the area are on 1-3 acre lots so redesign of the subdivision may be possible to achieve a greater number of residences. Building permits will require site work to the Town's specifications (see below).

This site is situated on hilly terrain and there are several reservoirs nearby at lower elevations. Extensive engineering design has been done on this site to keep wastewater from residences from contaminating the reservoirs. Site work needed to apply for building permits will cost about $365,000 for the 4 lots to cut through rock in order to create roads and level building sites as well as the work to manage the water run-off to the Town's specifications.
